We have the lowest closing costs available because we do not charge the client extra fees known in the industry as "junk fees".  A broker is allowed, by law, to charge for any and all of the following:  Origination fee (typically $350), Application fee (typically $300), processing fee ($250), or document preparation fee ($200).  These are charged just to increase the profits of the broker.  We never charge these fees.

You will pay for the actual appraisal (some lenders charge more than the actual cost, again to increase profits).  You will pay for a closing attorney and title preparation (approximately $500).  You will pay for the lender's underwriting ($500 to $800).  You will pay for the lender's title insurance policy (about $2.50 per $1000 of sale price).  You have the option of paying for your own title insurance policy as well (additional $1.25 per $1000 of sale price).  You also have the option of paying into an escrow account (monthly home owners insurance and property tax bills) as part of your mortgage payment.  It is entirely up to you.  Some companies force you to pay escrows, we don't.  So, your required closing costs are about $1,500 total (depending on the total loan amount you require).  Try and find someone that will charge you less than that.

You can get a no-closing-cost loan as well.  This simply means you will be paying for the closing charges within the mortgage rate.  No one can tell you different.  The attorney has to be paid....the lender has to be paid....title insurance has to be purchased.  Anyone that says they have a no-closing cost program HAS to charge a higher rate.  It's simple math.  Since our rates are so low to begin with, we can offer a no-closing-cost rate that is STILL below most other companies REGULAR rates!
